Under the legal requirements of the RRO (Regulatory Reform Order 2005)
Building owners and occupiers must ensure that the fire compartmentation in their buildings is robust and being adequately managed and maintained. At Firetec, we offer a range of Compliance Survey and Reports tailored to the client’s unique circumstance and priorities. Working closely with clients, Firetec utilise their software which allows us to robustly store, track and communicate survey data that we collect as part of our inspections. This can include photographs, descriptions, and geo-tagged fire compartment drawings. This software delivers instant ‘real-time’ access to reports all contained in an intuitive user interface
Examples of the types of survey work that we can undertake are as follows:
Comprehensive Fire Compartment Survey
Visually inspect all compartment walls and floors including within services risers, both above ceilings and beneath raised floors (where existing) and along corridors in the areas of the building identified on the fire strategy
drawings and report on their current condition. Assess the integrity of all fire resistant elements in line with the pass fail criteria. These are generally in compliance with the current British Standards, Approved Document B and in line with the original Fire Strategy for the building. Prepare a written report which will include representative photographs, advising on typical instances of non-compliance and areas of any special consideration. The report will include an itemised schedule numerically coded to the marked up drawings indicating each item of non-compliance with an accompanying photograph where possible. Please note that the inspection will focus on structural elements only and we will not comment on the adequacy of the detection/alarm systems or the functioning of Fire dampers in ductwork or the like except to assess their impact on the surrounding compartment
Our Surveyors spend one day on site and inspect some strategic areas in the building, such as risers, lobbies, plantrooms and escape corridors, getting a general view of the condition of the compartmentation and Fire Doors (if applicable). Indicative photographs are taken to demonstrate the ‘issues’ found.
FRA Led Survey
The clients Fire Risk Assessment document is used as the basis for the inspection. All fire compartment issues are inspected and recorded where possible. Any other issues identified during the inspection are highlighted for discussion but not quantified at this time.
After the Survey
Following the undertaking of survey works, Firetec can then work closely with the client(s) and our commercial & production teams, where requested, to provide a quote for the identified works to meet the required compliance.
